Site 42 is located in the camp’s original “Historic District” on Locust Lane. This unique site is large and backs up against the camp’s west property border and endless forest beyond.
This is a turnkey purchase with many items included such as a golf cart, dual tank frozen drink machine (think Slurpy), indoor and outdoor furniture, dishes, utensils, pans and even some block party decorations.
Features and Highlights:
- Tankless hot water and a new double oven gas stove are powered by a 60-gallon propane tank.
- Most items you will see in a walk through, including wall mounted TVs in living and sleeping areas, will convey. A list of items that will not convey, will be provided in a walk through.
- A mesh Wi-Fi network, which also conveys, provides solid coverage to all interior and exterior locations of the site.
This purchase includes all structures and campers on the site, their identified contents and the right to a seasonal camping agreement with The Woods, but it does not include the actual real estate of the site.
Trailer 1: A vintage camper, accessible through the deck and the front of the site, has been reconfigured to house two offices with a sitting area and a second full-size refrigerator.
Trailer 2: A modified 2012 Crossroads Zinger Model ZT31SB sits in the back of the site (past leaks created a couple soft spots on the floor). Leaks have been corrected with the professional installation of a metal roof. This camper has a large, uncovered deck which was just refurbished in 2022.
Cabin: An updated, original cabin contains sleeping quarters with a king size bed and is surrounded by a large, covered deck that connects to a covered camper (Trailer 1), which has also been updated. The site is currently set up with three sleeping areas that can accommodate six. There are however incredible options for sleeping many more.
Covered Deck: The covered deck has a living area, a dining area, beverage station which includes a mini-fridge and ice maker, half bath, and a remodeled kitchen, featuring a brand-new double oven range (including a grill top and air fry option) as well as custom built mahogany cabinets. A section of the deck, replaced earlier this month with Trex, is uncovered and serves both as a sun deck and the grill area.
Another free standing, covered deck houses a large shower, sink and urinal.
Shed: In addition, the site has a 10’ x 12’ storage shed.
Golf Cart: A 2017 EzGo, raised golf cart, that seats four, is included. This cart is in great condition.
